Rental Properties Management

  • Before the commencement of the tenancy, we will conduct a comprehensive on-site inspection of the property for evaluation
  • Compare the market, analyze the rental situation of similar properties in the same area, and provide professional rental evaluation reports for owners
  • Select the best house photography service and professional advertising design
  • Publish advertisements on major mainstream housing rental advertising platforms
  • Regularly hold property inspections and provide flexible viewing appointments
  • Guaranteed to respond to potential tenants’ related leasing inquiries within 24 hours, and efficiently and timely lock high-quality tenants
  • Conduct tenant assessment in strict accordance with applicant background investigation procedures, and use the professional database TICA to verify relevant information of applicants
  • Provide comprehensive signing guidance for owners and tenants to maximise the risk of avoiding potential lease disputes

Rent And Expense Management

  • Ensure tenants pay rent on time by monitoring rental payments on a daily basis
  • Issue Monthly Rental Statement to the owner on the first day of each month
  • Issue the End of Financial Year statement annually in accordance with Trust Accounting Legislation
  • Pay all bills on behalf of the owner in a timely manner, including municipal fees, water fees, condominium fees, landlord insurance, etc.
  • At the beginning of each month, remit the balance of the rental income of the previous month after deducting expenses to the bank account designated by the owner

Professional Inspection

  • Three on-site house inspections per year to ensure that the house is in good condition
  • We will provide property owners with a comprehensive report of detailed repairs and maintenance
  • We will invite property owners to participate in regular house inspections, property owners can choose whether to attend
  • When the tenant moves in, we will assist the tenant to fill in a detailed Entry Condition Report along with supporting photos
  • When the tenant vacates the property, we will conduct a thorough Exit Condition Report ensuring the property is returned to the same condition at the beginning of the tenancy given fair wear and tear
  • If the tenant is found to be in breach of their agreement, we will act promptly and in accordance with the legislative process, acting in your best interest

Repair and Maintenance

  • Implement maintenance arrangements within 24 hours from the initial report of a housing problem
  • Strict compliance management to ensure that owners fulfill their responsibilities in accordance with the law
  • We only use qualified and reliable tradespeople and ensure that all repair companies are licensed and insured
  • We ensure that the maintenance fees hired are reasonable and timely, and we will compare pricing when necessary to save money for the owner
  • We have a full set of backup and emergency company team support in various aspects such as electricians and plumbers
  • Regularly arrange a pest inspection and fire alarm inspection every year

Insurance

  • We recommend property owners to buy Landlord Insurance and Building Insurance based on our experience and the actual situation of the property
  • We help property owners purchase and renew landlord insurance and building insurance
